How this calculator works

The tool follows ENERGY STAR's room air conditioner sizing guide, which is based on an 8 ft ceiling.

  1. Base BTU from area. Length x width, then the ENERGY STAR row for that area, from 5,000 BTU for 100 to 150 sq ft up to 34,000 BTU for 2,000 to 2,500 sq ft.
  2. Sun. Heavily shaded: 10 percent less. Very sunny: 10 percent more.
  3. People. Add 600 BTU for each person over two who regularly uses the room.
  4. Kitchen. Add 4,000 BTU.
  5. Match without oversizing. We show units from your number up to about 30 percent over it. If nothing is in that window we show only the next size up. Inverter mini-splits are allowed up to 50 percent over the load because they throttle down. If no single unit covers the room, we size two units at half the load each.
  6. Type by window and home. Window units for windows that slide up, portables for sliders and casements, mini-splits only for owners. Units over 115V show only if you have a 230V outlet.
  7. Running cost. Average watts = BTU / CEER for window and portable units, BTU / SEER2 for mini-splits. Cost = watts x hours x days / 1,000 x your rate. On the hottest days every unit draws more than the average.

Ceilings over 8 ft hold more air. The chart assumes 8 ft, so a taller room needs more cooling than the chart shows; lean toward the larger unit in your range.

Worked examples

Bedroom, 12 x 14 ft

  • 168 sq ft
  • Normal sun
  • 2 people
  • 8 hours a day, 4 months, US average rate

6,000 BTU. Best fit: Midea U-Shaped 8,000 BTU, about $90 a season.

ENERGY STAR's chart puts 150 to 250 sq ft at 6,000 BTU, and nothing in the room changes it. Our database has no 6,000 BTU unit, so the tool takes the next size up: the 8,000 BTU Midea U-Shaped inverter (CEER 15, about 533 W on average). 533 W x 8 h x 30.4 days x 4 months = 519 kWh, about $90 at 17.3 cents per kWh.

Sunny living room, 15 x 20 ft

  • 300 sq ft
  • Very sunny
  • 2 people
  • 8 hours a day, 4 months, US average rate

7,700 BTU. Best fit: Frigidaire 10,000 BTU inverter, about $112 a season.

250 to 300 sq ft is 7,000 BTU on the chart, plus 10 percent for a very sunny room = 7,700 BTU. Units from 7,700 to about 10,000 BTU qualify. The Frigidaire FHWW105WE1 (10,000 BTU, CEER 15, $250 to $500) is the cheapest, averaging about 667 W: about $112 a season.

Open family room, 20 x 25 ft, 4 people

  • 500 sq ft
  • Normal sun
  • 4 people
  • 8 hours a day, 4 months, US average rate

13,200 BTU. Best fit: Midea 14,000 BTU, or an 18K MRCOOL mini-split that also heats.

450 to 550 sq ft is 12,000 BTU, plus 600 BTU for each of the 2 people over two = 13,200 BTU. The Midea 14,000 BTU window unit (CEER 15) averages about 933 W, about $157 a season. The MRCOOL DIY 18K mini-split (17,000 BTU rated, SEER2 17.3) costs about $165 to cool the same hours and is also a heat pump for winter.

Frequently asked questions

What size air conditioner do I need for my room?

ENERGY STAR's chart: 100 to 150 sq ft 5,000 BTU, 150 to 250 sq ft 6,000, 250 to 300 sq ft 7,000, 300 to 350 sq ft 8,000, 350 to 400 sq ft 9,000, 400 to 450 sq ft 10,000, 450 to 550 sq ft 12,000, 550 to 700 sq ft 14,000, 700 to 1,000 sq ft 18,000, and up to 34,000 BTU for 2,500 sq ft. Adjust for sun, people and kitchens.

What size AC for a 12 x 12 room?

144 sq ft falls in ENERGY STAR's 100 to 150 sq ft row, so 5,000 BTU. Add 10 percent if it is very sunny and 600 BTU for each person over two.

Is a bigger air conditioner better?

No. An oversized unit cools the room fast and shuts off before it removes much moisture, so the room feels cold and clammy. Buy the smallest unit at or above your calculated BTU. Inverter units handle a little oversizing better because they slow down instead of shutting off.

How much does it cost to run a window air conditioner?

Divide BTU by the CEER rating for average watts. An 8,000 BTU unit at CEER 15 averages about 533 W, about 9 cents an hour at the US average of 17.3 cents per kWh, or about $22 a month at 8 hours a day.

Can I plug an 18,000 BTU air conditioner into a regular outlet?

Usually not. Most window units above about 15,000 BTU need a 230V outlet, like the Midea 18,000 BTU and LG 23,500 BTU units here. Units up to 15,000 BTU in our database run on a standard 115V outlet.

Window AC or mini-split?

A window unit costs a few hundred dollars and installs in minutes. A DIY mini-split costs about $1,500 to $1,900, mounts through the wall, runs quieter and works as a heat pump in winter. If you want one unit to both cool and heat a room for years, the mini-split earns back the difference.

How many square feet will a 12,000 BTU air conditioner cool?

About 450 to 550 sq ft on ENERGY STAR's chart, assuming an 8 ft ceiling and normal sun. A very sunny room adds 10 percent to the load and each regular occupant over two adds 600 BTU, so the same unit covers less floor. The 12,000 to 12,200 BTU window units in this tool (LG, Midea and GE Profile, CEER 14.7 to 15) all run on a standard 115V outlet.

How much does it cost to run a mini-split?

Divide BTU by SEER2 for average watts. The MRCOOL DIY 12K (12,000 BTU, SEER2 17.5) averages about 686 W, about 12 cents an hour at 17.3 cents per kWh, or about $29 a month at 8 hours a day. A CEER 15 window unit of the same size averages 800 W, about $34 a month.

How many BTU do I need for a kitchen?

Add 4,000 BTU to the ENERGY STAR number for the room's floor area, because cooking adds heat. A 200 sq ft kitchen is 6,000 BTU on the chart, so it needs about 10,000 BTU before any sun or occupancy adjustment.

Is a portable air conditioner as efficient as a window unit?

No. The Midea Duo portable is rated 12,000 BTU SACC at CEER 10.8, so it averages about 1,111 W, about 19 cents an hour or $47 a month at 8 hours a day and 17.3 cents per kWh. A 12,000 BTU window unit at CEER 15 averages about 800 W and $34 a month. A portable makes sense when a window unit will not fit.
