How this calculator works

  1. Cooling per zone. The ENERGY STAR room air conditioner chart by floor area, with its own adjustments: 10% more for a very sunny room, 10% less for a shaded one, 4,000 BTU more for a kitchen. The chart assumes 8 ft ceilings, so we scale up for taller ones.
  2. Heat loss per zone. Floor area x an insulation factor (0.25, 0.35 or 0.5 BTU per hour per sq ft per degree) x the gap between 70 F indoors and your climate zone's 99% design low, the same form a Manual J uses. Design lows are typical ASHRAE values for a city in each DOE/IECC zone, from 47 F (zone 1) to -16 F (zone 7). The factors are rules of thumb; a contractor's Manual J looks at every wall and window.
  3. Cold-weather output. Heat pumps lose output as it gets colder. We count on the full rating at 47 F (the AHRI test point) and 70% at 5 F, the floor in ENERGY STAR's cold-climate heat pump criteria, in a straight line between. Below a unit's rated minimum temperature we count on nothing. As main heat in zones 5 to 7 we only match hyper-heat units rated to -13 F or colder.
  4. Head size and system. Each zone gets the smallest standard head that covers its cooling (and, for main heat, its heat loss at the design low), at most 50% over or 9,000 BTU. Multi-zone kits must match every room with a head and carry the total on one outdoor unit; we also build one single-zone system per room so you can compare.
  5. Yearly cost. Cooling: zone loads x typical full-load cooling hours for the zone (350 to 2,400) / SEER2. Heating: the ASHRAE degree-day method, heat loss per degree x heating degree days x 24, less 25% for heat from people, lights and sun, / HSPF2. Times your state's average residential rate from the EIA. Where a maker publishes no SEER2 or HSPF2 we use the federal minimum for split heat pumps (14.3 and 7.5), so that estimate errs high.

Specs come from each Amazon listing, the maker, or the AHRI certificate where a retailer publishes it (Senville LETO and AURA). Line set lengths are what ships in the box; the factory charge limit is listed where the maker states it.

Worked examples

300 sq ft bedroom in Virginia, 115V only

  • 300 sq ft, 8 ft ceiling, normal sun
  • Zone 4, average insulation
  • Cooling plus heat, furnace stays as backup
  • 15.3 c/kWh

9,000 BTU. A 115V single-zone heat pump, about $194 a year to run.

The ENERGY STAR chart puts 300 sq ft at 7,000 BTU of cooling, so the head is the next standard size, 9,000. At Virginia's 14 F design low the room loses about 5,900 BTU an hour; a 10,000 BTU-rated heat pump still gives about 7,600 there, so it covers the room. The Senville LETO 9,000 on 115V is the best fit: about $50 a year to cool and $144 if it did all the heating.

500 sq ft bonus room in Illinois, main heat

  • 500 sq ft, 8 ft ceiling
  • Zone 5 (2 F design low), average insulation
  • Main heat source
  • 230V, pro install, 17.7 c/kWh

18,000 BTU class, hyper-heat only. Smallest that covers it: a 24,000 BTU cold-climate unit, about $422 a year.

Cooling is only 12,000 BTU, but on a 2 F night the room loses about 11,900 BTU an hour. Counting on 70% of rated output at that temperature, it needs about 17,000 BTU of rated heat, and as main heat in zone 5 it has to be a hyper-heat model. The hyper-heat 12,000 and 15,000 BTU units fall short, so the DELLA 24,000 BTU hyper-heat unit (rated to -22 F, 10 HSPF2) is the best fit: about $71 a year to cool and $351 to heat.

Two bedrooms and an office in Georgia

  • 250, 150 and 180 sq ft (office very sunny)
  • Zone 3 (24 F design low), average insulation
  • Main heat source
  • 14.7 c/kWh

Three zones, 6k + 6k + 9k heads. A 3-zone system, or three small single-zone units.

Cooling runs 6,000, 5,000 and 6,600 BTU, 17,600 in all, and the three rooms lose about 9,300 BTU an hour at 24 F. A Pioneer 3-zone kit with three 9,000 BTU heads covers every room on one outdoor unit, about $341 a year. Three Senville LETO 9,000 BTU 115V systems do the same job with three outdoor units; the tool shows both so you can compare the totals.

Frequently asked questions

What size mini split do I need for 500 sq ft?

For cooling, 12,000 BTU: the ENERGY STAR chart covers 450 to 550 sq ft with 12,000. If the mini-split is your main heat in a cold climate, size for heat instead. An average 500 sq ft room in zone 5 loses about 11,900 BTU an hour at 2 F, which takes an 18,000 BTU class hyper-heat unit.

How many BTU per square foot does a mini split need?

About 20 BTU per sq ft for cooling a typical room, from the ENERGY STAR room chart (9,000 BTU for 400 sq ft, 18,000 for 1,000). Small rooms run higher per sq ft and big open areas lower. Heat loss varies far more: about 6 BTU per sq ft for a tight house in Miami up to over 40 for a drafty one in northern Minnesota on the coldest night.

Is it better to oversize or undersize a mini split?

Neither, but a little over is safer. Inverter units throttle down to about a third of their size, so they handle some oversizing better than window units. A head much bigger than the room still short-cycles and dehumidifies poorly; we cap the match at 50% over the load, with 9,000 BTU as the smallest common head.

Single-zone or multi-zone mini split?

One room: single-zone. Several rooms: a multi-zone puts every head on one outdoor unit and one circuit. Separate single-zone units cost more wall space but each runs at its own best efficiency, a failure only takes out one room, and small ones run on 115V or install DIY. The tool prices both.

Can a mini split heat a house in winter? What is hyper-heat?

Yes, if it is sized for heat and rated for your cold. ENERGY STAR's cold-climate heat pumps must still deliver 70% of their rated heat at 5 F. Hyper-heat models are rated to keep heating at -13 F or -22 F. Standard units often stop being rated at 5 F or -4 F, so in zones 5 to 7 keep a backup or buy hyper-heat.

Do I need a 115V or 230V mini split?

115V units top out at 12,000 BTU in what we list and still need their own circuit (the Senville LETO 12,000 calls for a 20 A breaker). Anything 15,000 BTU and up, every hyper-heat unit we list and every multi-zone system runs on 230V from a 2-pole breaker.

Can I install a mini split myself?

Only a pre-charged Quick Connect system like MRCOOL DIY is built for it: the lines snap together with no vacuum pump. Every other system needs its lines vacuumed and opened by a tech certified under EPA Section 608, and makers like Cooper & Hunter and Senville say professional installation is required. The electrical circuit may need a permit either way.

How long can a mini split line set be?

Each model has a limit. Senville LETO and DELLA Serena units are charged for up to 25 ft, Pioneer's 2- and 3-zone kits for 50 and 75 ft of total line. Past that, the installer adds refrigerant. DIY Select lines are a fixed 11.5 ft and must not be cut.

He is a software engineer with a long-running PC hardware and power supply habit, which is where the watts, watt-hours and surge math on this site comes from. Product specs are pulled from manufacturer data sheets, electricity rates from the U.S. Energy Information Administration, and water chemistry rules from the Water Quality Association.
