How this calculator works
- Cooling load (a rule of thumb, not a Manual J). Contractors' common shortcut is 500 to 800 sq ft per ton depending on climate. We use 24 BTU per sq ft in DOE/IECC climate zone 1, 22 in zone 2, 20 in zone 3, 18 in zone 4, 17 in zone 5, 16 in zone 6 and 15 in zone 7, then adjust: 15% less for a tight, well insulated house and 20% more for a leaky one; ENERGY STAR's 10% more for a very sunny lot and 10% less for a shaded one; taller ceilings in proportion over 8 ft; and ENERGY STAR's 600 BTU per person past a family of four.
- Size. Standard split systems come in 1.5, 2, 2.5, 3, 3.5, 4 and 5 tons (12,000 BTU per ton). ACCA Manual S guidance keeps an AC within about 15% over the load and lets a heat pump go to about 25%, so we take the smallest size that covers the load, and for heat pumps also show a half-ton bigger (within 25%) or a half-ton smaller (still 95% of the load). Past 5 tons we split the house into two systems.
- Efficiency floor. The DOE regional standards in force since January 1, 2023: split ACs need 13.4 SEER2 in the North, and 14.3 SEER2 (13.8 at 45,000 BTU and up) in the Southeast and Southwest, where the Southwest also sets an EER2 minimum. Split heat pumps need 14.3 SEER2 and 7.5 HSPF2 everywhere. Under the EPA's AIM Act rules, split systems made since 2025 use lower-impact refrigerants such as R-32 or R-454B instead of R-410A; every system here does.
- AC or heat pump. A gas furnace gets an AC condenser plus a matched cased coil that sits on the furnace (its width should match the furnace cabinet). Electric heat or no furnace gets a heat pump with its own air handler; in zones 5 to 7 we put units rated to heat at -13 F or colder first.
- Yearly cost. Cooling: load x typical full-load cooling hours for the zone (350 to 2,400, the same figures as our mini-split tool) / SEER2 x your state's average residential rate from the EIA. Your old system: its SEER x 0.95 as SEER2. Electric homes: the ASHRAE degree-day method for yearly heat, with resistance heat at 3,412 BTU per kWh vs the heat pump's HSPF2 (the maker's cold-climate Region V rating in zones 5 to 7 where published, else the federal 7.5 minimum when none is listed).
What a contractor adds: a Manual J load calculation room by room (it often finds a smaller load than any rule of thumb), Manual S equipment selection against that load, and the install itself: setting the condenser and coil or air handler, brazing and pressure testing the lines, vacuum and refrigerant charge by an EPA Section 608 certified tech, the 240V circuit and disconnect, permits, and hauling away the old unit. Ducts are sized by a separate method (Manual D); ask whether the quote checks them, since leaky or undersized ducts waste part of what the new system delivers.
Worked examples
2,000 sq ft house near Houston with a gas furnace
- 2,000 sq ft, 8 ft ceilings, 4 people, normal sun
- Texas: zone 2, average insulation, 15.5 c/kWh
- Gas furnace, ducts, old AC 10 SEER
4 tons. An AC and coil set on the furnace, about $857 a year to cool, $433 less than the old 10 SEER unit.
Zone 2 starts at 22 BTU per sq ft, so the load is 44,000 BTU. 3.5 tons (42,000) falls short, so 4 tons (48,000, 109% of the load) is the smallest size that covers it. Texas is in the DOE Southeast region, where a split AC of 45,000 BTU and up must reach 13.8 SEER2. The ACiQ 4-ton 14.3 SEER2 condenser with a 24.5 in. coil uses about 5,540 kWh a year; the old 10 SEER unit (about 9.5 SEER2) would use about 8,340.
1,600 sq ft North Carolina house with an electric air handler
- 1,600 sq ft, 8 ft ceilings, 4 people
- North Carolina: zone 4, average insulation, 14.0 c/kWh
- Electric air handler, ducts, old AC 13 SEER
2.5 tons. A heat pump with its own air handler: about $278 a year to cool and about $1,016 a year less to heat than the old heat strips.
At 18 BTU per sq ft the load is 28,800 BTU, so 2.5 tons (30,000). With electric resistance heat, an AC-only swap leaves the expensive part alone, so the tool matches heat pumps. The ACiQ 2.5-ton 14.5 SEER2 system with a 5 kW heat kit cools for about $278 a year ($47 less than the old 13 SEER unit). Heating the house would take about 13,290 kWh with resistance and 6,050 kWh with the heat pump at the 7.5 HSPF2 federal minimum (the maker lists no HSPF2).
1,800 sq ft tight house in Minnesota, electric heat
- 1,800 sq ft, 8 ft ceilings, 4 people
- Minnesota: zone 6, tight and well insulated, 15.8 c/kWh
- Electric air handler, ducts
2 to 2.5 tons. A cold-climate MRCOOL Universal 2-ton heat pump carries 98% of the load and heats down to -22 F.
16 BTU per sq ft x 0.85 for a tight house gives 24,500 BTU, so the standard size is 2.5 tons. Heat pumps get a half-ton of leeway, and at a -6 F design low the tool puts cold-climate units first: the 2-ton MRCOOL Universal (18.6 SEER2, 8.1 HSPF2 in the cold-climate Region V rating) costs about $115 a year to cool. Against a 34,200 BTU heat loss its air handler needs the add-on heat kit, about 10 kW.
Frequently asked questions
What size AC unit do I need for a 2,000 sq ft house?
Between 2.5 and 4 tons depending on climate, for an average house with 8 ft ceilings: about 4 tons in hot zones 1 and 2 (Florida, Texas), 3.5 tons in zone 3 (Georgia, Southern California), 3 tons in zones 4 to 6 and 2.5 tons in zone 7. A tight, well insulated house can drop a half ton; a leaky one or very sunny lot can add one. A Manual J often lands lower than any rule of thumb.
How many square feet does a 3 ton AC cool?
About 1,500 sq ft in a very hot climate (zone 1) up to about 2,400 sq ft in zone 7 for an average house: 1,800 sq ft in zone 3 and 2,000 in zone 4. A tight, well insulated house covers about 18% more area per ton. That is the contractor's 500 to 800 sq ft per ton rule; the real answer depends on windows, insulation and ducts.
What is the difference between SEER and SEER2?
Same idea, a tougher test. Since January 1, 2023, the DOE rates central systems with higher blower static pressure, closer to real ductwork, so SEER2 numbers run about 5% lower: the old 14 SEER minimum became 13.4 SEER2 and 15 SEER is about 14.3 SEER2. Compare SEER2 to SEER2 only.
What is the minimum SEER2 for a new central AC in my state?
In the North, 13.4 SEER2. In the Southeast (AL, AR, DE, FL, GA, HI, KY, LA, MD, MS, NC, OK, SC, TN, TX, VA, DC) and Southwest (AZ, CA, NV, NM), 14.3 SEER2 for units under 45,000 BTU and 13.8 SEER2 at 45,000 and up, and the Southwest also sets a minimum EER2. Split heat pumps must reach 14.3 SEER2 and 7.5 HSPF2 everywhere.
Should I get a central AC or a heat pump?
If a gas furnace heats the house, an AC plus a coil on the furnace is the cheaper swap, and in mild climates a heat pump with the furnace as backup (dual fuel) is worth a quote. If you heat with an electric air handler or furnace, get a heat pump: it cools the same and heats with far less electricity than heat strips. In zones 5 to 7, choose a cold-climate model rated to -13 F or colder and keep a backup heat kit.
How much does it cost to run central air per month?
A 2,000 sq ft house in a mixed climate (zone 4, 36,000 BTU load, about 1,000 full-load hours) uses about 2,500 kWh a year with a 14.3 SEER2 system: about $436 at the 17.3 cent national average, or roughly $109 a month over a four-month summer. The same house near Houston (44,000 BTU, 1,800 hours) uses about 5,540 kWh, about $958 a year at that rate.
Is a bigger AC better?
No. An oversized AC cools the air fast and shuts off before it pulls out much moisture, so the house feels clammy, and the short on and off cycles wear the compressor. ACCA Manual S keeps an AC within about 15% over the load (heat pumps about 25%). Pick the smallest size that covers the load.
Can I install central air myself?
Not a standard split system: the lines are brazed, pressure tested, vacuumed and charged by a technician certified under EPA Section 608, and makers tie the warranty to a licensed install. Pre-charged systems like the MRCOOL Universal ship with a NoVac quick-connect line set, which skips the vacuum and brazing. The 240V circuit and disconnect may still need an electrician and a permit.
