Best DIY Mini Split: Pre-Charged vs Pro Install, Sized by Room and Climate

By Marcus Reed. Updated Oct 28, 2026. Picks come from published specs and our sizing math. Some links pay us a commission, and each one says so.

A mini-split is a heat pump with an indoor head on the wall and a small outdoor unit, joined by two refrigerant lines. Size the head for the room, then check two things most buyers skip: whether it still heats on your coldest night, and who connects the lines.

Our picks at a glance

From published specs and our sizing rules. Not lab tested.

Only pre-charged Quick Connect systems like MRCOOL DIY are built for a homeowner install: the lines snap together with no vacuum pump. Every other unit here needs a tech certified under EPA Section 608 to vacuum and open the lines, even when the box says the line set is included. The pro-install units cost far less, so the install fee is the real comparison.

For cooling, the ENERGY STAR room chart decides the size: 9,000 BTU for 350 to 400 sq ft, 12,000 BTU for 450 to 550 sq ft. For heat in zones 5 to 7, buy hyper-heat. Our mini split size calculator does both per room, and the picks below use the same math.

Mini split size by room: the BTU chart

For cooling, use the ENERGY STAR room chart: 150 to 250 sq ft needs 6,000 BTU, 250 to 300 sq ft 7,000, 300 to 350 sq ft 8,000, 350 to 400 sq ft 9,000, 400 to 450 sq ft 10,000, 450 to 550 sq ft 12,000, 550 to 700 sq ft 14,000, 700 to 1,000 sq ft 18,000 and 1,400 to 1,500 sq ft 24,000. Add 10% for a very sunny room, take 10% off a heavily shaded one, add 4,000 BTU for a kitchen, and scale up for ceilings over 8 ft.

Heads come in set sizes (9,000, 12,000, 15,000, 18,000, 24,000, 36,000 BTU), so round up to the next one. Inverter units throttle down to about a third of their size, so a 9,000 BTU head is fine in a 200 sq ft room. Much bigger than that and it short-cycles and pulls less moisture out; the calculator caps a match at 50% over the load.

If the mini-split will be your main heat, size for heat as well. A 500 sq ft room with average insulation in zone 5 (Chicago, Denver) loses about 11,900 BTU an hour at the 2 F design low. A heat pump only gives about 70% of its rated heat that cold, so the room needs about 17,000 BTU of rated heating, an 18,000 BTU class unit, even though it only needs 12,000 BTU to cool.

Pre-charged DIY vs pro install

A DIY system ships with its refrigerant already in the line set, and Quick Connect fittings seal as you tighten them. You still mount the head, drill through the wall for the lines, set the outdoor unit and run its circuit, but there is no vacuum pump, no gauges, no brazing and no refrigerant handling. The lines are a fixed length: measure the run before you buy, coil any extra, and never cut them.

Every other mini-split here ships with its refrigerant held in the outdoor unit. A tech flares or connects the lines, pulls a vacuum, checks for leaks and opens the valves; makers like Cooper & Hunter and Senville say professional installation is required. Get the install quote before you choose, because a pro-install unit plus labor can land above or below a DIY system depending on your area.

Either way, the electrical circuit is the part that often needs a permit, and many owners hire an electrician for it even on a DIY install.

115V or 230V

115V mini-splits top out at 12,000 BTU in what we list, and each still needs its own circuit; the Senville LETO 12,000 calls for a 20 A breaker. They suit a bedroom, office or garage where adding a 230V circuit means a long run from the panel.

Everything 15,000 BTU and up, every hyper-heat unit and every multi-zone system we list runs on 230V from a 2-pole breaker. If your panel has two free slots, 230V opens up the more efficient and cold-rated models.

Cold climates: when you need hyper-heat

Heat pump output falls as it gets colder. ENERGY STAR's cold-climate criteria require 70% of rated heat at 5 F, and a standard unit's rating often stops at 5 F or -4 F. Hyper-heat models are rated to keep heating at -13 F or -22 F.

Design lows the calculator uses: 14 F in zone 4 (New York City, DC, Seattle), 2 F in zone 5 (Chicago, Denver, Boston), -6 F in zone 6 (Minneapolis, Burlington) and -16 F in zone 7. As your main heat in zones 5 to 7, only buy hyper-heat. As a supplement, a standard unit still covers spring and fall, but keep your furnace or boiler.

Example: a 350 sq ft room with average insulation in zone 6 loses about 9,310 BTU an hour at -6 F. The Senville AURA 15,000 still gives about 10,500 BTU there, so it covers the room on its own, for about $344 a year to cool and heat at 17.3 cents per kWh. A standard 9,000 BTU unit in a 400 sq ft zone 6 room is not rated to heat at all on that night.

What a mini-split costs to run: SEER2 and HSPF2

Cooling kWh = cooling BTU x full-load cooling hours / SEER2 / 1,000. The calculator uses 1,000 hours a year for zone 4, 1,800 for zone 2 and 750 for zone 5. A 12,000 BTU load in zone 4 at 20 SEER2 is 600 kWh, about $104 a year at 17.3 cents. At 27.4 SEER2 the same room takes about 438 kWh, $76.

Heating uses the degree-day method: the room's heat loss per degree x heating degree days x 24 hours, less 25% for heat from people, lights and sun, divided by HSPF2. A 300 sq ft average room in zone 4 at 9.0 HSPF2 takes about 945 kWh a winter, $163; at 12.5 HSPF2 it takes about 680 kWh, $118.

When a maker publishes no SEER2 or HSPF2, the calculator uses the federal minimums for split heat pumps (14.3 SEER2, 7.5 HSPF2), so its estimate for those units errs high.

Multi-zone: one outdoor unit, several rooms

A multi-zone system runs two to four heads from one outdoor unit and one 230V circuit. Each room gets its own head and setpoint. The alternative is one single-zone system per room: more outdoor units on the wall, but each runs at its own best efficiency, a failure takes out only one room, and small ones can run on 115V. The calculator prices both.

Match each head to its room, not the outdoor unit to the house. Two 250 sq ft bedrooms in zone 4 need 6,000 BTU of cooling each, so 9,000 BTU heads are the smallest common fit, and the Pioneer 2-zone covers them for about $413 a year to cool and heat (Pioneer rates heating in HSPF, so the estimate uses the federal HSPF2 minimum). Five or more rooms usually means two outdoor units or a ducted system; get a Manual J.

Smart control for a mini-split: Sensibo

Most mini-splits come with an IR remote and a thermostat sensor inside the head, up near the ceiling. Some include Wi-Fi, some sell it as a module (the Pioneer Diamante Pro does), and a house with mixed brands ends up with several apps.

A Sensibo controller sits in the room and sends the same IR commands the remote does, so it works with any remote-controlled mini-split or heat pump. It adds schedules, geofencing that turns the head off when everyone leaves and back on before you get home, and Climate React, which acts on the temperature and humidity it reads in the room. You need one per head. Sensibo says it can cut cooling bills by up to 40%; your savings depend on how many hours the head runs in an empty room today.

Parts the box does not include

The electrical code (NEC 440.14) wants a disconnect within sight of the outdoor unit, and a whip runs power from it into the unit. In zone 4 and colder, a wall bracket keeps the outdoor unit above the snow so defrost water drains away; elsewhere a pad is the usual base. These fit 9,000 to 36,000 BTU units.

Frequently asked questions

Can I really install a mini-split myself?

Yes, if it is a pre-charged Quick Connect system like the MRCOOL DIY Select or DIY multi-zone: no vacuum pump, gauges or refrigerant handling. Every other mini-split needs a tech certified under EPA Section 608 to vacuum and open the lines, and makers like Cooper & Hunter and Senville require professional installation. The electrical circuit may need a permit either way.

What size mini split do I need for 500 sq ft?

12,000 BTU for cooling: the ENERGY STAR chart covers 450 to 550 sq ft with 12,000. As main heat in a cold climate, size for heat instead. An average 500 sq ft room in zone 5 loses about 11,900 BTU an hour at 2 F, which takes an 18,000 BTU class hyper-heat unit.

Do I need a hyper-heat mini split?

If it will be your main heat in zones 5 to 7 (Chicago, Denver, Boston, Minneapolis and colder), yes. Hyper-heat units are rated to heat at -13 F or -22 F, while standard units often stop being rated at 5 F or -4 F. As a supplement to a furnace, a standard unit still covers most of the season.

How much does a mini split cost to run per year?

At 17.3 cents per kWh, a 300 sq ft bedroom in zone 4 on a 21.5 SEER2, 9.0 HSPF2 unit costs about $56 a year to cool and $163 to heat. Cooling only, a 12,000 BTU load at 20 SEER2 is about $104 a year in zone 4. Our mini split size calculator runs the numbers at your state's rate.

Is a 115V mini split worth it?

For a single room up to about 550 sq ft, yes: 115V models run 9,000 or 12,000 BTU on a 120V circuit, so you skip the 2-pole breaker a 230V unit needs. They still need a dedicated circuit (the Senville LETO 12,000 calls for 20 A). Hyper-heat, larger and multi-zone units we list are all 230V.

Single-zone or multi-zone?

One room: single-zone. Several rooms: a multi-zone puts every head on one outdoor unit and one circuit. Separate single-zone units mean more outdoor units, but each runs at its own best efficiency, a failure only takes out one room, and small ones run on 115V or install DIY.

Does a Sensibo work with any mini-split?

It works with remote-controlled mini-splits, heat pumps and room ACs: it sends the same IR commands as the remote. Place it where the indoor head can receive the signal, and use one per head. The Sensibo Air PRO adds CO2 and TVOC air quality sensors.
